I-95 Business Parks Management (I-95 BPM) was founded in 1995 in Northern Virginia as the joint venture of three established commercial development firms, with close family ties, that sensed a need for high volume, exceptional quality flex/technology/office space along the I-95 corridor. Joining forces provided the fast-growing market with the financial stability and longevity needed to support the government and commercial use properties. With nearly 20 years in the Washington area operating as I-95 BPM and its affiliates, and a management portfolio of 1 million square feet, our firm and projects have received acclaim from the Washington Post and Washington Business Journal, reinforcing that we are a competitive firm regionally.
I-95 BPM’s services encompass all phases of real estate development, including: planning, development, construction, leasing and asset and property management. The majority of our holdings specialize in supporting the complex and secured Government use, as well as the demand for quality and service of the commercial/retail user.

With a 43-day turnaround, a high-profile government agency needed to find space for their highly secure archives and classified documents. We successfully negotiated the detailed GSA lease and had them in the their space within 40 days.
Gunston Commerce Center
When construction began on the project in 2001, the plan was for the end use of the 112,000-square-foot building to be multi-tenanted. A 47,000-square-foot, specialized facility opportunity arose and I-95 BPM successfully managed the redesign of the project. The tenant moved in just five months later.
Warehouse / Distribution
The Department of Defense contractor was up for renewal in their space, but required a 60,000-square-foot, high bay warehouse space which their landlord could not accommodate. With just 23 days to move out of their existing and find new space fulfilling these requirements, I-95 BPM led them to their new home at Gunston Commerce Center.
